WHAT WE FINANCE
There are five ways to own a manufactured home in Florida. We finance all five.
Which one describes you decides which programs exist for your purchase — more than your income does, and more than your credit does. Start with where the home sits.
A home on leased land
You own the home; the community owns the ground under it. It is the most common manufactured-home setup in Florida, and the one conventional mortgage programs were never built for.
A home in a park
Land-lease and 55+ communities across the state. A chattel loan finances the home as personal property, which is how most in-park purchases actually get done.
A share in a resident-owned community
In a co-op or ROC you buy a share in the corporation that owns the land, not the lot itself. Atlantic specializes in Florida resident-owned community share loans — a program most lenders don’t offer at all.
A single-wide, or a home on land you own
Single-wides, and land-and-home purchases where the home is titled as real property. Two situations that get declined for opposite reasons — the single-wide for its size, the land-home for how the home is titled and attached to the lot.
A home in a condo or HOA community
You own your lot or unit, with an association. Once the community clears project review, these finance as real property like any other home. In approved condo and HOA communities, homes built from 1970 forward may qualify.
Why manufactured-home financing is different
A manufactured home is financed either as real property or as personal property, and which one applies comes down to the land — whether you own it, lease it, or hold a share in it. That single distinction decides which programs are available at all. It is why a buyer with steady income and money down can still hear no from a bank that only writes conventional mortgages: the answer was about the land, not about the buyer.
Most lenders set their own rules on top of the program minimums. As a broker, Atlantic isn’t tied to one lender — a scenario one lender declines may still qualify with another.

Florida manufactured home financing — common questions
Can I get a loan on a manufactured home on leased land in Florida?
Yes — it is one of the most common scenarios we work. When the community owns the ground, the home is usually financed as personal property through a chattel program rather than a conventional mortgage. Eligibility depends on the home, the community, and your qualifications.
What is a chattel loan?
A chattel loan finances the manufactured home itself as personal property, separate from the land. It is the standard structure when the home sits in a land-lease community or park: the home is the collateral, and the land is not part of the transaction.
Do you finance single-wide homes?
Yes. Single-wides sit outside many lenders’ guidelines, and Atlantic works with lenders that will consider them — on leased land and on land you own. Eligibility depends on the home’s condition, its size, and how it is titled.
Can I finance a share in a co-op or resident-owned community?
Yes. Atlantic specializes in Florida resident-owned community share loans — a program most lenders don’t offer at all. In a co-op you purchase a share in the corporation that owns the land rather than buying a lot, which is a different transaction and needs a lender set up for it.
Do you finance manufactured homes in condo or HOA communities?
Yes. In these communities you own your lot or unit outright and belong to an association, so the home is financed as real property rather than as personal property. The community itself has to clear project review first, and that review — not the home — is usually what sets the timeline. In approved condo and HOA communities, homes built from 1970 forward may qualify. Start by telling us which community — how it is titled is the first thing to establish.
What if my credit isn't perfect?
There are options for a range of credit profiles, and credit is one part of a larger picture that also includes the property type, your income, and your down payment. The right next step is a conversation rather than a guess. No approval is implied until underwriting.
Can I refinance a manufactured home I already own?
Yes, including homes on leased land and shares in resident-owned communities. What is available depends on how the home is titled, the community it sits in, and your current financing.
How long does the process take?
Most manufactured-home loans move on a timeline similar to a conventional purchase. Leased-land and co-op transactions can run longer, because the community’s own approval is part of the process. We give you a realistic timeline at the start rather than at the end.
