Largo, in the heart of Pinellas County, is one of Florida’s most concentrated 55+ manufactured-home markets — home to a number of large, well-established communities. Several of them are resident-owned cooperatives: communities where residents collectively own the land through a cooperative association, and buying a home means buying a co-op share, not real estate in the traditional sense.

That share structure is exactly why these purchases need a co-op share loan rather than a conventional mortgage — the loan is secured by a cooperative share, not a deed to a lot, and most banks and credit unions simply don’t have a program for it.
