ZEPHYRHILLS · CO-OP SHARE FINANCING
Co-op share financing for Zephyrhills manufactured home communities
Zephyrhills is one of Florida’s largest 55+ manufactured-home markets — and several of its communities are resident-owned co-ops that take a co-op share loan, not a standard mortgage. That’s what we specialize in.

THE ZEPHYRHILLS MARKET
Co-op and resident-owned communities in the Zephyrhills area
Zephyrhills, in east Pasco County, is one of Florida’s best-known 55+ and snowbird manufactured-home markets — home to more than 150 senior communities. A number of them are resident-owned cooperatives: communities where residents collectively own the land through a cooperative association, and buying a home means buying a co-op share, not real estate.
That share structure is exactly why these purchases need a co-op share loan rather than a conventional mortgage — the loan is secured by a corporate share and a proprietary lease, and most banks and credit unions simply don’t have a program for it. Atlantic Mortgage does; it’s a core part of our practice.

Zephyrhills co-op communities we finance
Sleepy Hollow Mobile Estates
A resident-owned cooperative since 2000, this 55+ community of about 155 homes sits off Wire Road and CR-54 in the Zephyrhills area. Homes here sell with a co-op share.
Spanish Trails West
A 55+ residential cooperative since 2002 with roughly 220 home sites, off the US-301 (Gall Blvd) corridor in unincorporated east Pasco County. The co-op share is included in the home’s price — it’s not a lot-rent community.
More Zephyrhills communities are added here as they’re built.
Not every co-op listing includes a share — and some Zephyrhills buyers are shopping traditional lot-rent parks. Either way, the financing is different: chattel financing on leased land. Atlantic Mortgage arranges both. Already own in a Zephyrhills co-op? Refinance options, including cash-out, may be available in approved communities — call (352) 580-6160.
WHY ATLANTIC
Why work with Atlantic Mortgage on a Zephyrhills co-op
Co-op share financing is a core part of our practice, not an exception. Atlantic Mortgage & Finance Corp. has specialized in Florida manufactured-home lending since 2007, including the resident-owned community and co-op share loans most lenders decline. We handle these files regularly — the share structure, the proprietary lease, the community-approval process — so a Zephyrhills co-op purchase is handled by a firm that closes them.
If your community is on the approved list and your scenario fits, we’ll tell you plainly. If it doesn’t, we’ll tell you that too.

COMMON QUESTIONS
Zephyrhills co-op financing — common questions
Which Zephyrhills communities can you finance?
We finance resident-owned co-op and cooperative communities in the Zephyrhills area, including Sleepy Hollow Mobile Estates and Spanish Trails West. Whether a specific community is currently on the approved list is the first thing to confirm — call or text us.
What makes a Zephyrhills co-op different to finance?
In these communities you buy a co-op share, not real estate — so it takes a co-op share loan, not a standard mortgage. Most banks don’t offer that; we specialize in it.
Are these 55+ communities?
Many Zephyrhills co-ops, including the two above, are 55+ age-restricted. The age restriction is a community characteristic, not a financing barrier.
Can older homes qualify?
In approved Florida co-ops, homes from 1970 forward may qualify — subject to home condition, community approval status, and full underwriting.
How do I find out if my Zephyrhills community qualifies?
Call or text us. Confirming your community’s current approved status is the single most important first step, and it usually takes just a couple of minutes.
