Why a co-op community has to be approved first

A co-op share isn’t an ordinary home loan. Because you’re buying a share in the community — not a lot — a lender has to review and approve the community itself before it can finance a share there. That’s why our community pages cover a specific set: the Florida co-ops already approved. If yours isn’t among them, it doesn’t mean the door is closed — it means the community hasn’t been through that review yet. Tell us about it and we’ll find out where it stands.

Approved or not, the starting point is the same — which community, and what’s your situation. From there we can tell you whether a share loan is available today, or what getting the community approved would involve.

How a co-op community gets approved

Approval is a community-level review, handled between the community and the lender — not something an individual buyer does alone. Here’s the shape of it.

You name the co-op and your situation. We check whether it’s already approved — many are.

The documents get reviewed

If it isn’t approved yet, the review looks at the community’s governing documents and financials. The board provides them; we help coordinate.

A decision, then a share loan

If the community is approved, a share loan can be arranged there like any other — and the usual co-op eligibility applies, including homes built as far back as 1970. Approval typically takes several weeks and isn’t guaranteed, but genuine buyer demand is often what gets it moving.

My community isn't on your list — does that mean no?

No. It means the community hasn’t been through the approval review yet, not that it can’t be. Tell us about it and we’ll find out where it stands.

How long does getting a community approved take?

It typically takes several weeks — not a few days — because it depends on the community’s documents and finances, and it isn’t guaranteed. A committed buyer and a willing board are what move it fastest.

What do you need from me to start?

Just the community’s name and where it is, plus a little about your situation. That’s enough for us to check its status and tell you the next step.

Does it cost anything to ask?

No. Naming your community and asking where it stands costs nothing and doesn’t commit you to anything.

Who actually gets the community approved?

It’s a community-level review between the community and the lender, using the co-op’s governing documents and financials. The board provides them; we help coordinate. It isn’t something a buyer does alone.

If the community is approved, what kind of loan is it?

A co-op share loan — financing your share in the community, since a co-op member owns a share and a proprietary lease rather than a deeded lot.

What if approval doesn't come through?

Then a share loan there isn’t available, and we’ll tell you honestly rather than string it along — and point you to any approved community or other option that might fit.
