Renovation Loan Eligibility for Manufactured and Mobile Homes in Florida
Home type decides more here than on any other program Atlantic offers. Here’s how it breaks down, program by program.
Can I get a renovation loan on a single-wide manufactured home?
Yes, through one program: VA Renovation. VA accepts single-wide, double-wide, and triple-wide manufactured housing that’s titled as real property and meets HUD’s manufactured-home construction standard. The three conventional renovation programs (Fannie Mae HomeStyle, Freddie Mac CHOICERenovation, and CHOICEReno eXpress) accept multi-wide homes only — single-wide is excluded on all three. FHA 203(k) sits in between: FHA’s own rules allow manufactured and mobile homes, but at least one of Atlantic’s wholesale investors excludes single-wide, so this one depends on which channel the loan runs through. What about a multi-wide (doublewide or triplewide) manufactured home?
Multi-wide manufactured homes, titled as real property, are the widest-accepted category across these programs — eligible on VA Renovation, all three conventional renovation programs, and FHA 203(k). USDA’s renovation and repair programs are the one exception; they’re not available for manufactured or mobile homes at all, regardless of how many sections the home has.
Is a renovation loan available for a “mobile home” that isn’t titled as real property?
No program in this set finances a true chattel/personal-property mobile home renovation. Every program here requires the home to be titled as real property. If your home is currently titled as personal property, converting the title is a separate, earlier step — call to talk through what that involves for your situation.
Does USDA offer a renovation loan for manufactured homes?
Not currently. USDA’s Renovation program and its Rural Housing Repair and Rehabilitation program are both scoped to site-built, stick-built homes. If you’re financing a manufactured home renovation, look to VA Renovation, the conventional renovation programs, or FHA 203(k) instead — Atlantic still offers standard USDA purchase financing for site-built homes separately.
How much can I borrow for repairs?
It depends on the program, not a single sitewide number. FHA 203(k) Limited caps renovation costs at $75,000 ($50,000 inside a Qualified Opportunity Zone) and needs no HUD consultant for smaller jobs. FHA 203(k) Standard has no stated maximum beyond the area’s FHA loan limit, with a $5,000 minimum. VA Renovation caps total renovation cost at $100,000, and a HUD consultant is required above $50,000. Freddie Mac CHOICEReno eXpress caps at $35,000 for non-structural repairs only. HomeStyle Renovation and CHOICERenovation carry no stated minimum. Call with your specific repair scope and Atlantic will tell you which program’s cap actually fits it.
Do I need a general contractor?
Yes, on every program in this set — self-performed work isn’t eligible. VA Renovation requires one general contractor for the project (an exception exists for well and septic work outside a contractor’s scope). Structural work on any program typically requires an engineer’s certification.
Will a declined renovation loan elsewhere still work here?
Possibly — the property-type restriction that trips up most manufactured-home renovation applications is program-specific, not universal. A single-wide declined for a conventional renovation loan may still work through VA Renovation if you’re an eligible veteran or service member. Atlantic works multiple renovation programs and multiple wholesale channels, so a “no” on one path isn’t the same as a “no” everywhere. No approval is implied until underwriting.

How a Renovation Loan’s Cost Is Structured
A renovation loan finances the purchase or refinance of the home and the cost of repairs in one loan, based on the home’s value after the work is done rather than its value today. Funds for repairs don’t go to the borrower directly — they’re held and released in draws as work is completed and inspected, with a portion typically withheld until the full job is finished. Structural work usually requires an engineer’s certification, and any renovation above roughly $50,000 typically requires a HUD consultant to oversee the scope and inspections. None of this changes the base program’s other qualifying rules — FHA, VA, and conventional guidelines for income, credit, and debt-to-income still apply underneath the renovation-specific mechanics.

THE NINE PROGRAMS
Renovation & Rehab Programs Atlantic Works
1. VA Renovation
For eligible veterans and active-duty service members. Covers single-wide, double-wide, and triple-wide manufactured housing titled as real property, plus standard construction. Up to $100,000 in renovation costs; a HUD consultant is required above $50,000.
2. FHA 203(k) Standard
Combines the purchase or refinance of a home at least one year old with the cost of structural or non-structural repairs, minimum $5,000. Manufactured and mobile homes are eligible under FHA’s own rules. As a broker, Atlantic can place single-wide scenarios with the wholesale investors that support them.
3. FHA 203(k) Limited
The smaller-scope version of 203(k), for repairs up to $75,000 that aren’t structural in nature, with no HUD consultant required for most jobs. Same manufactured-home eligibility pattern as the Standard program.
4. Fannie Mae HomeStyle Renovation
Conventional financing that folds renovation costs into a first mortgage instead of a second loan or line of credit. Multi-wide manufactured homes are eligible; single-wide is not.
5. Freddie Mac CHOICERenovation
Freddie Mac’s renovation program, usable for purchase or refinance, with luxury improvements allowed. Multi-wide manufactured homes are eligible; single-wide is not.
6. Freddie Mac CHOICEReno eXpress
A streamlined version of CHOICERenovation for smaller, non-structural repairs up to $35,000. Same multi-wide-only manufactured-home rule as CHOICERenovation.
7. USDA Renovation
Combines the purchase of a home in an eligible rural area with the cost of renovations into one loan, financed against the home’s as-improved value. Available for site-built homes; not currently available for manufactured or mobile homes.
8. FHA Repair Escrow
A smaller repair holdback added to a standard FHA purchase loan, for minor repairs that don’t require a full 203(k). Follows the base FHA program’s property rules. Call to discuss whether your scope fits this or the full 203(k) programs above.
9. USDA Repair Escrow
A smaller repair holdback on a standard USDA purchase loan, for site-built homes. Not available for manufactured or mobile homes.

Can I get a renovation loan on a single-wide manufactured home?
VA Renovation is the one program in this set that accepts single-wide manufactured housing, provided it’s titled as real property. The conventional renovation programs (HomeStyle, CHOICERenovation, CHOICEReno eXpress) accept multi-wide homes only. FHA 203(k) eligibility for single-wide depends on which wholesale investor underwrites the loan. Does USDA offer manufactured-home renovation financing?

Is a resident-owned community (co-op) home eligible for a renovation loan?
Not through the programs on this page. Atlantic’s co-op share loan program is a separate financing path for resident-owned communities — call to discuss your specific community.
