The questions that decide no income verification eligibility
Do I have to show any income at all?
No. There is no income figure anywhere on the file. Nothing is stated, nothing is estimated, and no employer is contacted. This is not the stated-income lending of the pre-2008 market, where a borrower declared a number nobody checked — here the number does not exist. Qualification rests on your credit profile and your liquid reserves.
What kind of home qualifies?
Site-built homes. Manufactured homes, mobile homes and cooperative share purchases are not eligible on a no income verification program, and neither are agricultural properties, homes not suitable for year-round occupancy, boarding houses and bed-and-breakfasts, or assisted-living properties. If your home is manufactured or in a mobile home community, Atlantic arranges financing for it — on a different program. Can I use this for a rental property?
No. No income verification is for a primary residence or a second home. An investment property is judged by the rent it brings in, which is a DSCR loan — a different program with different rules. Tell us which one you are buying and we can point you at the right path.
How is this allowed if my ability to repay isn’t documented?
Because of a narrow, deliberate exception rather than a loophole. A small number of lenders hold a federal community-development certification aimed at underbanked and underserved borrowers, and loans they originate under it are exempt from the ability-to-repay requirement that otherwise forces income documentation. That exemption is what makes the program possible, and it is why it exists in a narrow lane rather than everywhere.
HOW IT WORKS
How qualification works when income is off the table
On a standard file, income drives everything: it is documented, averaged, and measured against your obligations to decide how much you can borrow. A no income verification program removes that step entirely. There is no income figure to average and no ratio to test it against.
What replaces it is your credit profile and your liquid reserves. Credit history is the record of how you have handled obligations over time, and reserves are the cushion that supports the payment when no paycheck has been verified. Together they are the whole qualification. Reserve levels and credit requirements are set by the lender we place your file with and are confirmed before you sign anything — no approval is implied until underwriting.

Does a different Non-QM program fit better?
No income verification is the narrowest of the set, so it is worth knowing the alternatives. If your deposits reflect your earnings, a bank statement program usually reaches further. Why a program like this exists at all
Standard underwriting was built around documented, recurring income, and it works well for most people. It leaves out a real group: borrowers whose obligations are handled faithfully and whose reserves are substantial, but whose income cannot be evidenced in the form the file wants. No income verification programs exist for that gap, under a federal certification aimed specifically at underbanked and underserved borrowers.
