The three questions that decide VA eligibility in Florida
Does your manufactured home qualify for VA financing?
VA follows the same HUD-code standard used across government manufactured-home financing: the home must have been built on or after June 15, 1976 and carry its HUD certification label and data plate, and it must sit on a permanent foundation and be titled with the land as real property — the same property standard used for FHA-financed manufactured homes in Florida.
Unlike some other government manufactured-home programs, VA sets no limit on the number of times a home has moved, provided it meets VA minimum property requirements and HUD’s manufactured home construction and safety standards at its new site. A moved home still needs a permanent foundation, its HUD data plate in place, and the title retired before closing; VA doesn’t require an engineer’s report on a moved home, though a water test applies if the property is on a well. Single-wide and multi-section homes both may qualify.
Do I need a down payment, and what credit score do I need?
Eligible veterans and service members with full entitlement may qualify for up to 100% financing — no down payment required. VA itself sets no minimum credit score — that requirement comes from the lender. For a standalone VA purchase arranged through Atlantic, the minimum credit score is 500, and options are also available for borrowers without a traditional credit score, using non-traditional credit history.
Where an automated system says no, manual underwriting may be available on VA and other government programs: a person reads the whole file — payment history, income stability, compensating factors — instead of a score alone deciding it.
Where in Florida does VA financing work, and who can live in the home?
Everywhere. VA has no rural-area test and no household-income limit, so it works in any Florida county, in town or out of it.
The one occupancy rule that always applies: the home must be your principal residence. VA financing is not available for second homes or investment properties.
HOW THE COSTS WORK
The VA funding fee — how it works instead of monthly mortgage insurance
VA loans don’t carry monthly mortgage insurance the way FHA loans and many conventional loans do. In its place, most VA loans carry a one-time funding fee, paid at closing or financed into the loan.
The fee is set by the VA and varies by factors including whether it’s your first use of the VA loan benefit and how much you put down, if anything. Veterans receiving VA compensation for a service-connected disability, and certain other borrowers, are typically exempt. That structure is part of what keeps VA financing accessible: no monthly mortgage insurance, and a one-time fee set by the VA rather than any individual lender.

Home in a park or on leased land?

Home been moved from a previous site?
Most lenders won’t finance a manufactured home that’s been moved from its original site — that’s a rule some lenders add on top, not a VA rule. VA itself sets no limit on the number of times a home has moved, and Atlantic works with VA-approved lenders that don’t carry that restriction, provided the home sits on a permanent foundation with its HUD data plate and the title is retired before closing. Can I get a VA loan on a single-wide manufactured home in Florida?
Yes. VA’s real-property standard doesn’t require a multi-section home — single-wides may qualify.
